Rough-ins

We are in full swing for our rough-in stage of the home. We have been busy the last few weeks with meetings and decision making. The trade that likes to get into the house first is generally HVAC. This part was pretty simple because Modern Building was born from Modern Heating. So we are taking care of the HVAC in house as well (another nice perk of being in the biz 😉). We walked through the house with one of our installers so he could lay out the design of the duct work. We were there just to answer questions about where certain things were going, like plumbing fixtures or cabinets, so they could make sure they didn’t put any registers or returns in the way of anything. After lay out was done, they were able to complete the rough-in in a couple days.

After HVAC we were able to get plumbing and electrical trades in the house. We did walk-throughs with each of these contractors as well. For plumbing, we had to provide a list of all of our plumbing fixtures we picked out way back when (sinks, faucets, tubs, etc.) We then just went through the house to ensure everything was clear with how things were being placed.

With electrical, we walked the entire house with the contractor going over where we wanted can lights, ceiling fans, chandeliers, switches, and so on. We were also able to go over any extras we wanted, like under cabinet lighting. We had to be sure we picked out all of our lighting fixtures before we did this walk through, because we needed to know, again, how things were going to be placed. Think: sconces on each side of your bathroom vanity mirror or one sconce above the mirror. It’s important to have decisions made by this step of the build process to make things move along well.

We still have some time left before the rough trades are finished and we can move on to insulation and drywall. Also, once our windows and exterior doors are installed we can have brick and siding start. We are still waiting on some exterior doors for the house, so you’ll notice we still don’t have windows. (Although we do have our front door installed 😬.) There will be a lot more moving parts now that framing is done, so stay tuned!
